Project: Oak Avenue Residence
Builder: Kyle Kleppinger Construction
ICF Installer: Insulated Concrete Walls, Inc.
Size: 5,000 square feet
ICF used: Greenblock 6-inch core Fixed Web
Features: The features of this home flow from the "foundation" established when choosing the ICF construction method, which sets the template for energy efficiency, core strength and indoor air quality. Naturally, such a building requires demand hot water, spray foam insulation in the ceilings and hurricane rated impact glass in all the doors and windows.
Given the location on the extreme edge of the gulf coast this is truly "sense of place" development. Along those lines, the landscaping is native, not only to Florida, or even the island itself, but to this particular place on the island. When plants are planted in their "native environment" they tend to thrive, requiring minimal irrigation once established, no fertilizer and no pesticides. This has to be good for all who live on or around the island. You will also notice the lack of sod and pavers, or anything typical to an estate in New York State. Everything about this house says "welcome to the beach, take off your shoes and relax."
