Energy Efficient Mortgages (EEM) are special loans available to homeowners who choose to build energy efficient homes. These homes cost homeowners less to operate on a monthly basis than standard homes because they use less energy. Therefore, buyers who choose energy efficient homes qualify for a larger mortgage since they can afford to spend more on their mortgage payment because their monthly energy bills are lower.
